EPC

Current legislation requires that all properties placed For Sale have a valid Energy Performance Certificate (EPC). If you do not already have an EPC, we can arrange one for you.

Lettings

Our lettings offer three levels of services:

Option 1: Tenant Find Only (TFO)

This option includes

• Marketing the property to find you a suitable tenant

• Initial Vetting of Prospective tenants

• Accompanied Viewings, if required

• Referencing of Tenants by professional 3rd Party Referencing Company

• Preparation of an Assured Periodic Tenancy Agreement & Written Statement

• Checking the tenant into the property

• Deposit Protection via the Deposit Protection Service  - this does not included any deposit release negotiations, mediation, or arbitration services (beyond the DPS's own arbitration service).

• Statement confirming dispersal of monies received.

Option 2: Let & Rent Collection

 

This option includes the services detailed in Option 1, in addition to the following:

• Monthly collection of rent 

• Payment of rent to your nominated account 

• Annual Rent Statements

Option 3: Managed - CURRENTLY UNAVAILABLE as we have reached capacity

This option includes the services detailed in Option 1 & 2, in addition to the following:​

• Management of ongoing Property maintenance 

• Arranging renewal of Gas Safe Certification, if required and Electrical Safety Certification. - cost of the certificates and any remedial works are not included

• End of Tenancy Checkout

• Tenancy Deposit facility, and deposit release inspection.

• Periodic Inspections
