Lettings

Our lettings offer three levels of services:

Option 1: Tenant Find Only (TFO) - £595, payable only when a tenant is found

This option includes

• Marketing the property to find you a suitable tenant

• Accompanied Viewings, if required

• Preparation of an Assured Short-hold Tenancy Agreement

• Setting up the Standing Order for your tenants rent payment

• Checking the tenant into the property

• Notifying Utilities Companies

• Referencing of Tenants by professional 3rd Party Referencing Company

• Deposit Protection via the Deposit Protection Service

Option 2: Let & Rent Collection - One off Payment of £500, payable when a tenant is found, and £40, inclusive,  per calendar month

 

This option includes the services detailed in Option 1, in addition to the following:

• Monthly collection of rent 

• Payment of rent to your account 

• Regular Statements

Option 3: Managed - One off Payment of £500, payable when a tenant is found, and £75, inclusive, per calendar month

This option includes the services detailed in Option 1 & 2, in addition to the following:​

• Full Management of ongoing Property maintenance 

• Arrangement of Gas Safe Certification, if required.

• End of Tenancy Checkout

• Tenancy Deposit facility, and deposit release negotiations

Other Services include:

• Inventories from £100

• EPCs (Energy Performance Certificates) from £75

• Gas Safety Certificates & Service  from £99

• Electrical Safety Checks - quote available upon request

• Tenancy Agreement from £90

Costs for Other Services are available upon request.

All fees are shown INCLUSIVE of any applicable taxes, such as VAT.

These fees and services came into effect on 29 August 2023 .  They are for new clients only, and may not apply to all existing clients.  Existing clients with fee enquiries should contact  our Director on 0116 2719898.
